Description

For those who want to live rich in the city...

The view of this stately mansion and national monument from 1881 instantly gives the feeling of yesteryear. Despite the fact that modern comforts have been added in recent years, the atmosphere and character have been carefully preserved. The monumental facade is subdued and does not yet suggest impressive content. Only on entering the building do you experience the surprising spaciousness of the building.

As part of 3 contiguous mansions, the house was built on the old city wall of Nijmegen, which was demolished for urban expansion. The houses were intended for the new and wealthy urban elite. Architect and urban planner Bert Brouwer at the time chose a building style related to neo-classicism. The brick facades are cross-shaped on a bluestone clad plinth area and finished with a plastered cordon and cornice and with profiled wood accents along the roofs and windows.

Internally, the house also has a richly decorated finish including an entrance hall with vestibule door to the entrance hall. The distinguished room en-suite has high panel sliding doors and a beautifully ornamented stucco ceiling with double decorated mouldings with leaf motifs in the bevelled corners. The other rooms also have authentic stucco ceilings with ornaments. In addition to the original panel doors, the marble floors and panelling have also been preserved in very good condition. The attic also surprises and impresses with an original wooden shank truss. Some of the rooms have afterwards been provided with special mosaic and tiling in Mediterranean and Art Deco style.

Due to the layout with 6 floors, 2 of which are split-level, there are various uses. For room rental there are 2 completely independent rooms available and 2 guest rooms with pantry connection and a double bed each. With partial rental of the house a return of € 3,000, - is possible, whereby a private house with large bedroom and private bathroom remain available. The whole is ready to move in and can be rented out immediately. All rooms have optimal internet connections thanks to a recently installed unify system.

If your plan includes parts relating to restoration and/or maintenance, in many cases you will be eligible for subsidies and/or a low-interest monument mortgage. If you comply with the rules you borrow 3% below the market interest rate with a minimum of 1%. More information about this can be obtained from the national government or the restoration fund.

The house is located on the edge of the historic city centre and has an unobstructed view of the Kronenburger Park (protected cityscape) from the living room. The popular Lange Hezelstraat with its varied range of specialty shops, boutiques, restaurants and terraces is just around the corner. All imaginable amenities such as the theatre, supermarket, health centre, pharmacy, Central Station and bus stops are within walking distance. The river Waal and the lively boulevard are 200 m away and the nearest sandy beach is 750 m. The popular nature reserve the Ooijpolder is only 7 minutes away by bike and the highways can be reached within 6 minutes by car.

Layout ground floor:
Through the front door there is access with 2 steps to the vestibule, with marble floors and panelling. The vestibule door gives access to the spacious and high hallway. On the right side is the cozy room en-suite which is finished with a very luxurious, high quality oak herringbone floor with double piping, band, standing friezes and star. The garden doors in the rear facade open onto the low-maintenance city garden, which breathes a Mediterranean atmosphere. Due to its secluded location, you can enjoy sunny mornings and lazy afternoons from early spring onwards. There is enough space for a dining table with 8 chairs, an outdoor kitchen and a comfortable lounge seat.

The kitchen area is located at the end of the hallway and despite its limited size it is practical and cozy with a two-piece kitchen arrangement. The kitchen has ample storage space and the L-shaped part offers a dining bar with space for three stools. All appliances are present: dishwasher, 4-burner gas hob, stainless steel chimney hood, Boretti oven, fridge freezer. From the kitchen the storage room is accessible. This is a nice space for extra stock and / or bicycles. The kitchen has two doors opening onto the garden.

Basement:
A spiral staircase leads to the basement. The hall with spacious storage cupboard gives access to the hobby and / or laundry room. There is room for an extra refrigerator. In the basement is a toilet with wall-mounted sanitary. Furthermore, here is a cosy apartment furnished with large kitchen, modern compact bathroom and a living/sleeping area with storage.
first floor
Landing with spacious closet and bathroom with bath, separate shower, toilet and sink.
A half-height staircase leads to the split-level floor of the 1st floor. Here are 3 bedrooms. The largest bedroom is furnished as a master bedroom and has the possibility of a walk-through to the adjoining bedroom at the front. The 2 rooms at the front are both furnished with an open staircase to an integrated high-bedroom with beds for 2 persons. The smallest room at the front has a balcony with panoramic views of the Kronenburger Park.

2nd floor
The 2nd floor has a bathroom with shower, sink and toilet. From the landing a staircase leads to the very spacious and high attic floor. This space is finished as an independent apartment with an L-shaped kitchen layout and a large living room with sleeping area. The open staircase to a sleeping loft under the ridge of the roof provides space for an extra bed and extra storage. The whole space is pleasantly light due to the 9 Velux skylights. It is also possible to create a small roof terrace that is accessible through the already installed exit window.

The house provides the owners with spacious living space, suitable for a family, or for 2 couples or a larger family. In addition, there are ample opportunities for office or practice at home, studio, residence, guest house, rental or investment.

Is your interest aroused? Then you are cordially invited to come and experience the atmosphere and the space for yourself during a viewing.
